In most properties various jobs need to be carried out from time to time, and for this reason a team of tradesmen are on call through ourselves. We normally advise the Landlord before instructing any work, apart from minor items costing less than £100, but should an emergency arise such as a burst pipe, we will immediately instruct repairs and then advise you. Charges for any work authorised by ourselves will be deducted from the rent and details advised on our monthly statement to the Landlord. If a Landlord prefers to do any work on the property himself, or to use his own tradesmen, we are happy to accept instructions on this basis, provided that any tradesmen, or the landlord themselves, are properly qualified to carry out the necessary works.
In the case of a genuine emergency arising outside normal office hours, the tenants will have a mobile telephone number in order to contact our property maintenance contractors, who provide a 24 hour emergency call out service. In order to avoid additional expense for our landlord clients, we charge the tenant a monthly service fee of £10.00 inclusive of V.A.T. In addition, if a tenant makes use of this service unnecessarily or frivolously, any resulting charge will be debited to the tenant rather than the landlord.
