1. Current regulations impose obligations on Landlords to have gas appliances inspected annually, and an appropriate gas safety certificate must be issued. On commencement of a tenancy and annually thereafter, we will arrange for our Gas Safe Register qualified contractor to carry out the inspection unless you already have a certificate. Please note that three star British Gas Service Agreements do NOT cover this requirement unless you have requested it separately, in which case an additional charge is made by the gas supply company.
2.It is also essential for landlords to ensure that all the electrical installations and appliances are completely safe and comply with British Standards requirements. On commencement of a tenancy and annually thereafter we will arrange for our qualified electrician to visit and carry out an inspection unless you have already arranged this. Smoke alarms are also compulsory and normally two appliances are sufficient, one upstairs, and one downstairs.
